What do you look for in a project when carrying out your research

When you're carrying out research for a coin (no FOMO), what do you look out for. Maybe a better phrase is what characteristics do you for in a project. I look for the following

  • What problem is the project trying to solve?
  • Who are on the management / development team and what is their background?
  • Is it decentralized?
  • How many transactions can it handle?
  • What has the growth been like? (Track mentions on reddit, twitter. Check transaction growth)
  • On chain analysis - I check for metrics such as average hodl time, % of transactions in profit / loss, Supply Held By Exchanges, Supply flow in / out of Exchanges)

I think these are good things to look into, but I'm wondering what else I could add into my research. What have been the most crucial metrics that cause you to invest your money in projects.
